FREQUENTLY ASKED QUESTIONS


Can you hold a place before I apply?

Future tenants may place a holding deposit on a property and we may reserve the property that future tenant maximum for 3 weeks. Please keep in mind that if we reserve a property for your future rental use and thereby causing our property managers to take the property off the open rental market, and you change your mind about renting the property, you will forfeit 100% of your deposit as liquidated damages.


What you must pay when you sign your lease?

We require 1st month rent and security deposit amount will in most cases equal 1.5 times of rent to be fully paid in certified funds by the date you want to rent the property. Personal checks or online payments are accepted for your monthly rent after the initial move-in funds are paid.


How old do you have to be to apply?

The minimum age to apply for a property is 18 years old.


How long will it take to process my application?

It usually takes between 24-48 hours to process an application. It will be faster if an application is submitted online rather than by email or in person.


Who needs a cosigner?

Tenants who do not meet our minimum tenant qualification requirements may need a cosigner to qualify. Note: not all properties accept a cosigner. If you think you may need a cosigner and have a question on a specific property, please contact us for more information.

How do I pay rent?

Personal checks or online payments are accepted for your monthly rent after the initial move-in funds are paid.


My lease expiration is coming and I want to move out. What do I do?

If you did not receive a lease renewal letter from our by the time you are making your decision to renew your lease, please contact our office by emailing us, so we can address your lease renewal questions.


How do I submit a request for maintenance?

For faster service, please submit your maintenance request via Tenant portal. Please utilize the maintenance FAQs and troubleshooting guide before submitting your maintenance request.


Do I need Renter's Insurance?

Renter's insurance is required on your rental home. The owner's insurance does not cover the property or the tenant's possessions. Typically, renter's insurance is very affordable. For our mini coverage, it cost around $10-15 per month.

Does Unique Property Management allow sub-leasing?

No, we do not allow sub-leasing in our properties.


How do I check for registered sex offenders?

Go to www.familywatchdog.us it is the sole responsibility of each prospective tenant to determine if the neighborhood they are interested in renting and living, meets their standards. Unique Property Management does not do a criminal or sex offender search on the neighborhoods where our rental homes are located.


Can I break the lease before it has expired?

When you sign the lease before moving into the home, it is binding, so although breaking a lease is possible, it does carry consequences. Read the lease carefully before signing it, and be aware of the responsibilities of renting a home. Typically, you would be responsible for all cost to re-lease the property including advertising, lease up fees, etc.


How long after I move out, can expect to receive my security deposit?

You will receive your security deposit within twenty-one (21) days of the end of your rental period. This is determined to be: when all keys and garage door openers have been returned to Unique Property Management, and expiration of the lease has occurred.
